About Me
It is a Beautiful Thing when a Career and Passion come together!
As a resident of Manatee and Sarasota County for over 40 years and a Certified Residential Real Estate Appraiser for over 16 years, I have strong knowledge and understanding of the Manatee and Sarasota Real Estate Market. I am a graduate of University of South Florida and worked in Corporate Healthcare Sales for several years. I began my second career in Real Estate Appraising to help assist clients with their realty needs.
I have always had a passion for Real Estate from a very young age, instilled by my parents from their years of investing in "fixer upper" properties, restoring them, and placing them back on the market. At a young age, I was taught the value of home improvements, quality of construction, and basically how to get my hands "dirty". My family worked together to bring beauty back into these homes that had been neglected. Once each home was finished and ready to market, I mostly enjoyed the before and after pictures as a testament to our hard work and effort.
I have taken that work ethic and knowledge, combined it with my years of experience in Real Estate, Sales, and Negotiations, to bring to my clients a level of expertise that is different from my competition. I am committed to my clients, both as an advisor and confidant, throughout the Real Estate process. Recognizing that Real Estate decisions can be a very personal matter, it helps to have someone with solid market knowledge who can navigate those waters for you.

Types of Appraisals
I am available to appraise residential properties for divorce, estate planning / settlement, litigation, pre-listing, bankruptcy, foreclosure, purchase, refinance, loan modification, bail bond, FHA, property tax appeal, USDA, insurance purposes, short sale, pre-foreclosure, PMI removal, and more. I am also available for appraisal consulting, rental surveys, detailed market analysis, second opinion of value, and other value-related assignments.
The Appraisal Process
An Appraisal is an estimate of your property’s value based on the location, condition, and recent sales of similar homes in the surrounding area. The Appraisal starts with the inspection process including; interior and exterior photographs, exterior measurements, and assessment of the overall condition and improvements.
During the Appraisal Inspection, I am assessing the following for value:
- Lot size, view, curb appeal, etc.
- Bedroom and Bath Count
- GLA (Gross Living Area) under central air conditioning
- Value-adding features, upgrades or additions
- Quality of construction and overall condition of the property
- Structural integrity; additions, improvements, etc.
- Whether or not the property conforms to the neighborhood, for resale purposes
- Anything else that might add or subtract value, or make the home different from the comps
I am not evaluating the décor or furniture or anything that’s not affixed to the property during my inspection.
